When Brighton Land Group makes an offer on a vacant lot, we're buying the land as it sits today. Overgrown with brush? Fine. Been vacant for 20 years? Fine. Has an old shed on it that's falling apart? We'll figure it out. We're not buying a finished product — we're buying potential. The builders we work with are experienced at taking raw, neglected lots and turning them into homes. They don't need you to do any of that work first.
What About a Survey?
You don't need to order a survey before selling to us. We have access to county records, GIS maps, and property data that gives us what we need to make an offer. If a survey is needed for the closing, we'll handle that as part of our due diligence — it's not your expense or your responsibility.
What You Actually Need to Do
Honestly, not much. If you decide to move forward with a sale, you'll need to sign a purchase agreement, be reachable during the closing process, and show up (or sign remotely) at closing. That's it. We handle the rest.
