Will you lowball me?
We'll make you a fair offer based on what comparable lots in your area have actually sold for. Our offer will typically be below what you'd see as a listing price, because we're taking on all the costs and risks of buying — no financing contingencies, no agent fees, no waiting. We're upfront about that. If the offer doesn't work for you, there's no obligation.
What if I still owe taxes on the property?
That's common and it's not a problem. Outstanding property taxes typically get paid out of the sale proceeds at closing. The title company handles this — you don't need to pay anything upfront.
Can I sell if there's a lien on the property?
Usually yes. Most liens — including tax liens — get paid off at closing from the sale proceeds. We'll find out about any liens during the title search and walk you through what it means for your net proceeds.
Do I need an attorney?
New Jersey law gives you three business days to have an attorney review any real estate contract before it becomes final. We always include this language in our contracts. Whether you use that time to consult an attorney is entirely up to you — we recommend it.
What if I co-own the land with a family member?
All owners on the deed need to sign the purchase agreement. If you're handling communication for a co-owner who isn't local, we can work with that — the paperwork can be signed electronically from anywhere.
How do you determine your offer?
We look at what comparable vacant lots in your area have actually sold for in the past 12-24 months, what builders in your area are actively paying for lots, and the specific characteristics of your property — road access, lot size, utilities, flood zone status. We combine these factors to arrive at a number we can actually close on, not a number we'll later try to renegotiate.
What if I change my mind after signing?
New Jersey law requires a three-business-day attorney review period in all real estate contracts. During that window, either party's attorney can cancel the contract for any reason. After that period, the contract is binding — but our contract also includes a feasibility period that protects both parties if something unexpected comes up during due diligence.
Will you contact me repeatedly if I say no?
No. If you tell us you're not interested, we'll remove you from our contact list and you won't hear from us again. We're building relationships, not burning bridges.
